On December 16th 2015 the Bilbao City Council gave definitive approval to the Land Reorganisation Project of the Execution Unit 1 of the Integrated Action Plan 1 of Zorrotzaurre.

The Land Reorganisation Project is the document which specifies the distribution of the benefits and obligations among the proprietors of the Execution Unit 1 who, between them, own 389,654m2 of land on the right bank and the northern and southern tips of the future island.

The Land Reorganisation Project defines, on the one hand, the list of owners and their current plots (208), denominated ‘initial plots’ and on the other hand, the future plots as defined by the Special Plan, denominated the ‘resulting plots’. Under the reorganisation, the Project assigns the resulting plots to the current owners, in accordance with their percentage ownership.

Finally, the Land Reorganisation project sets a first payment of the balance for each owner for the urbanisation costs. The total initial costs forecast totalled 158 million euros, 69 million of which correspond to compensation to be paid to owners and occupiers for their buildings and/or the transfer of their activity out of the area.

Initially approved in January 2014, the Project has been exhibited to the public on two occasions and with a total of 36 allegations to the Project accepted.

The allegations accepted refer to the amount of certain compensations to be paid, ownership rights of certain plots and to the size of a number of plots.
